More exciting news for the 500 block of Main St this week - 523 Main St was sold this week!
523 Main Street, also known as The Ruth is a beautiful brick row type building that extends from Main Street through to Washington Street giving it two store frontages in downtown Buffalo. With the building over 50% vacant, Bernice Radle, Founder and CEO of Buffalove Development, will be leading the charge with her Buffalove team to create a dynamic, mixed use building with small scale micro “pop up” like spaces on the ground floor.
Immediate plans for the space include refreshing the façade that faces Main St. and working to find tenants for the Main Street storefront space and micro retail spaces on the ground floor.
523 Main Street features an 850sf retail space facing Main Street that was formerly an ice cream shop. Additionally, the first floor has a beautiful layout that includes ten individual micro shop spaces. With bathrooms, storage, a meeting area and utilities included, the micro retail spaces are perfect for small business owners, artists, and / or makers looking to expand their business without stretching their budget.

523 Main Street: Small Business Incubator / Pop Up Spaces
523 Main St is directly across from the Hyatt hotel, next to Misuta Chow's. This is a very vibrant block with Fatty Beer Co., GreyLynn and Overwinter anchoring the corner and hotel guests from the Hyatt. There is significant foot traffic in the evenings as well as throughout the workweek, due to the large number of office buildings nearby.
What makes this building neat is that inside there is a “mall” like setting with micro shops / retail inside! The ten small shop spaces are available now for ~$400.00 / month including heat, water, internet and electric. There are bathrooms, basement storage and will be a lounge / meeting space area, too! We welcome shorter leases (4 - 6 months) as well as longer 1-2 year leases. The shorter leases are perfect for the holiday season!

523 Main Street space itself is approximately 850 square feet, and was most recently an ice cream shop. There are existing sinks, plumbing, and a small office space that could be adjusted to meet your needs. It has Main Street frontage for outdoor seating, too! The building has a basement, which could be used for storage for the retail tenant. Access to the space is available from both the Main St entrance and another building entrance in the back from Washington St.
Depending on your business model, this space would be ideal for small food service (like grab and go) that requires minimal prep onsite as there is not the option for a stove or venting for large cooking equipment. Lease terms could be flexible depending on your business plan, but our goal is to establish a relationship with a long term anchor tenant for the building. We would be open to $1,500-2,000 per month + utilities (separate meters).
